Town and River is structured as a deed-restricted community (not a full HOA), which means there are protective covenants in place to maintain property values without the heavy governance structure and high monthly fees that come with many gated communities.

 

Location and Lifestyle

The name says it all — Town and River sits at the intersection of community and waterfront access. McGregor Boulevard connects residents to historic downtown Fort Myers, the Edison and Ford Winter Estates, and the River District in about seven miles. Cypress Lake Drive runs east to Bell Tower Shops, Costco, Target, and the broader commercial corridor.

Schools, medical facilities, and Florida SouthWestern State College are all within a few miles. Restaurants, shops, a marina, and a boatyard are within walking distance of the community. And if you want to go further, Coconut Point, Gulf Coast Town Center, and downtown Naples are an easy drive south.

For boaters, the geography is the real story. Town and River’s position on the Caloosahatchee gives you the entire Southwest Florida coast as your backyard. Sanibel and Captiva are a short cruise away. Fort Myers Beach is even closer.
