As of 2025, home prices in McGregor Isles vary significantly, typically ranging from about $650,000 for a cozy two-bedroom, two-bath ranch-style home to over $2.5 million for luxurious riverfront properties—there’s even one listed now for around $5 million! Prices here generally reflect the amount of waterfront footage, with greater frontage often commanding a premium.

In fact, a property I sold about 15 years ago for my friend Steve, a charming two-bedroom, two-bath, would likely be valued today between $649,000 and $675,000. Recently, another home—a spacious three-bedroom, two-bath—sold quickly for around $660,000. And just last year, I helped sell a spectacular four-bedroom home with 180 feet of waterfront and two boat lifts for $1.2 million.

Speaking from experience—since I actually live here myself—it’s a swift three-and-a-half to four-minute idle out to the Caloosahatchee River. From there, the possibilities are endless. You can easily boat upriver to dine downtown at The Boat House, or cruise downriver toward Tarpon Point, Cape Harbour, Fort Myers Beach, Sanibel, and Captiva Islands. And if fuel costs are on your mind, “The Landing,” just about a mile upriver, usually has the most affordable prices.

Growing up on the water in the Florida Keys shaped my lifelong passion for waterfront living. Nothing compares to the joy of stepping out into your backyard, pressing a button, and having your boat ready to go—whether it’s fishing with the family or a sunset cruise. When my kids were younger, our evenings were often filled with fishing adventures, catching snook, redfish, and trout, or weekend trips to Sanibel and Captiva.

Some of my fondest memories are teaching my kids marine biology 101 right from our backyard, casting nets to catch baitfish, and discovering seahorses, tiny crabs, and shrimp. Today, it’s heartwarming to see my children return with their kids, continuing the tradition of boating and exploring this beautiful region.
